A useful Duluth flooring budget starts with measured rooms, a defined product and a clear installation scope. Comparing advertised square-foot prices alone can hide differences in demolition, preparation, moisture work, transitions, stairs and cleanup. This guide explains how to compare proposals; it does not claim to report what every Gwinnett homeowner is currently paying.

Measure the project before comparing the price

List each room, hallway, closet and stair area included in the work. Ask how the estimator measured the space and how the material order accounts for the chosen layout, product and cutting requirements. Room area and ordered material quantity are different figures.

Record which surfaces are being replaced and which will remain. Identify doorways, adjoining floors, cabinets, appliances and other details that affect access or finished height. Photographs can help an initial conversation, but they do not replace the measurements and site assessment needed for a written scope.

Separate the major cost categories

A comparison is easier when each proposal explains what it includes. Ask about material supply, delivery, existing-floor removal, disposal, furniture handling, subfloor repairs, preparation, moisture-related work, underlayment, installation, transitions, trim and cleanup.

Do not assume a low material price includes the accessories or preparation required for the selected system. Similarly, an installation allowance may not include the same work as another contractor's quote. Ask what is excluded and how additional work will be documented and approved.

Compare the same product system

For LVP, record the manufacturer, collection, product identifier, installation method and any attached backing. Ask which additional underlayment, adhesive or moisture-related components are required or permitted. Compare those requirements with the actual substrate and use of the room.

For carpet, compare the specified product, cushion, seam planning, stairs and removal scope. For hardwood, distinguish installation of a new product from repair, recoating or refinishing of an existing floor. Different scopes should not be reduced to a single price comparison.

Allow assessment to guide preparation

An uneven surface, a damaged area or a moisture concern can change the work needed before a finish floor is installed. Ask which conditions are already known and which require further investigation. Request the proposed test method and the product instructions used to interpret the result.

A contingency is most useful when it has a process: identify the discovery, document it, explain the options, and obtain agreement before added work proceeds. It is less useful when an estimate simply says that every hidden condition is included without explaining the basis for that promise.

Compare refinishing and replacement fairly

If the existing hardwood is a candidate for refinishing, compare that scope with replacement on the basis of the desired result. Consider repairs, stain or finish changes, transitions and the material's remaining usable surface. Some damage or variation may remain after a refinishing project.

Include scheduling and access decisions

For an occupied home, agree on furniture moves, work areas, pets, parking and access. For a rental or business, separate the work schedule from the date the space must be ready for occupancy. Product handling, adhesive or finish requirements, preparation and building rules can affect that plan.

If the property has association or building requirements, obtain the current documents before selecting the system. Do not assume that approval for a different unit, product or assembly applies to this project.

A practical proposal comparison

Create one list of your required work and compare each proposal against it. Mark every item as included, excluded, an allowance or not yet determined. Ask for clarification wherever the proposals differ.

Keep product specifications, measurements, test records, change approvals and final care instructions together. These records are more useful for future maintenance or repair than a headline price with no supporting scope.
