Product specifications still matter: core construction, overall thickness, wear surface, underlayment, locking system and installation requirements vary by manufacturer.

Where engineered hardwood tends to make sense

Engineered hardwood has a real wood wear layer over a multi-layer core. It preserves the visual character of wood while offering installation options that can work over concrete or in areas where solid hardwood would be less practical. The veneer thickness, core construction, finish system and installation method influence future repair and refinishing options.

Questions to ask before buying

  1. What is the subfloor: concrete, plywood or an existing approved surface?
  2. Does the floor need acoustic underlayment for a condo or HOA?
  3. Is the product approved for the intended room and installation method?
  4. How flat must the substrate be under the manufacturer instructions?
  5. What transitions, stair noses and trim pieces are available?
  6. Is future refinishing important, or is easy replacement more important?

Compare scratch expectations, traction, cleaning, noise and the repair procedure. Neither category should be described as scratch-proof. Real wood can show dents or scratches, while a damaged vinyl surface may require an approved repair or plank replacement. Routine care must follow the product's instructions.

Consider how the rooms connect. A kitchen transition, patio entry or staircase can influence the material and trim package. Examine samples in the home's light and ask how the chosen surface handles the household's normal maintenance routine.

Which floor can be repaired or refinished later?

Engineered hardwood may permit refinishing if the construction, remaining wear layer, finish and condition allow it. Confirm that before treating future sanding as a benefit in the comparison. LVP is not sanded and refinished like wood; repair options depend on the damage and the product's installation system.

How do I compare total installed cost?

Compare estimates with the same room boundaries and responsibilities. Include removal, substrate preparation, approved adhesive or underlayment, transitions, stairs, furniture movement and trim. A material-only price leaves out the work that makes the finished floor usable.
